My name is Monica Uwa, and my story is one of passion, growth, and determination. As a young girl with a dream, I never imagined that my journey would lead me into the exciting world of real estate, where I would learn the ropes of land banking and build a business from scratch. What began as a university pursuit has now become a journey that has transformed not only my life but also the lives of those around me. Chapter 1: The Beginning I was born and raised in Delta State, Nigeria, where I grew up with curiosity about the world and a love for entrepreneurship. From a young age, I knew I was destined for something different, something bigger. When I enrolled in the university, I was full of dreams and aspirations. I studied Business Administration, a field that fascinated me due to its endless opportunities for innovation and growth. However, my real passion lay elsewhere—real estate. Though my peers were focused on conventional career paths, I found myself captivated by the idea of property ownership and land investment. The idea of creating wealth through real estate seemed like a perfect fit for me. Delta State, with its rapid development and growing demand for land, was the perfect place to start. Chapter 2: Entering the Real Estate Market As a university student, I didn't have the financial resources to start a business, but I had something more valuable—determination. I began researching the real estate market in Delta State, studying the various types of properties, and understanding the dynamics of land banking. I realized that land banking—investing in land with the intention of holding onto it for future appreciation—was an ideal strategy for a beginner like me. Soon enough, I started with small investments, securing parcels of land in up-and-coming areas of Delta State. I learned the business by trial and error, attending real estate seminars, networking with experienced investors, and building relationships with local agents. It wasn’t easy, but my passion kept me going. As I grew in knowledge and confidence, I gathered a small team of friends who shared my vision. Together, we created a group of like-minded individuals, each bringing something unique to the table. Some were good at negotiating, others excelled at research, and a few were skilled at dealing with legal paperwork. It was this collaboration that allowed us to move forward, each success building upon the last. Chapter 3: The Turning Point My real breakthrough came when I secured a deal that would change my life. A missionary church from Rome was looking to purchase a large piece of land for their new religious center in Asaba ,Delta State. They were searching for a prime location that would meet their needs for both expansion and accessibility. They had been struggling to find the right plot of land, and after many discussions with their representatives, I was able to present them with a perfect 4-acre plot. It wasn’t just any plot of land; it was situated in a strategic area close to the Airport with great potential for future growth. After several meetings, negotiations, and due diligence, the deal was sealed. I sold the 4 acres of land to the missionary church from Rome, marking my first significant sale in the real estate business. That deal was the turning point for me—my validation, my breakthrough. The transaction was a blessing, not only because of the financial rewards but because it cemented my reputation as someone who understood the market and could make things happen. It was a milestone that proved my abilities, and the success of this deal catapulted me to a new level of confidence and respect in the real estate sector. Chapter 4: Building My Legacy After that monumental sale, everything changed. My network grew, more opportunities came my way, and my business expanded. I continued to specialize in land banking, focusing on areas with high potential for growth. Over time, I was able to expand my portfolio, and my team and I managed more deals, acquiring land, and working with investors to unlock value. Real estate was no longer just a dream or a side hustle; it became my full-time career. I started mentoring other young people interested in real estate, showing them the ropes, sharing my experiences, and guiding them in the world of land investment. I was not only building wealth for myself but also helping others to do the same. This gave me immense joy and satisfaction, as I realized that success in business is not just about profit, but also about making a positive impact on others.
